Repairing a second story house band with water damage?

Home Maintenance Questions and AnswersCategory: House FoundationRepairing a second story house band with water damage?
Question by Mike Hessel

When I removed the second story porch band, which was nailed through cedar siding into the house band I have found a 6 inch section of the house band that has water damage.  I want to repair this damage before I proceed to properly flash and mount the new second story porch band.  I am unsure how to remove the damaged section and replace.  I have not uncovered the remainder of the house band so I am not sure if there are other sections of damage.  Your assistance is appreciated.

Hi Mike,
I’m not sure if I can assist you, this is one of those questions that requires visual inspection to provide proper answer. I would remove cedar siding boards to expose slightly larger area (don’t know how large, you have to play by ear), remove that rotten section (I’m not sure if it’s just a single or double board), check the joists, and replace damaged material.
It would be wise to cover wider area with that repair, so, don’t just replace a few inches (or whatever the size of that damaged wood is), remove several feet of the band or an entire piece that contains that damaged section. Again, this may not be the best way to go because I can’t see the damage and I don’t know anything about the structure / framing of your house.

One more thing, take a look at an answer I provided to similar question a while ago, it’s my old Q&A version – http://checkthishouse.com/qa/471/how-do-i-repair-or-replace-a-water-damaged-band-joist

I'm selling my checkthishouse.com domain and this website.

I created it in 2001 for my home inspection business so it's a well established property with around 150 home improvement related posts. It also comes with a Youtube channel and a Q&A forum.

Website can be easily adopted for any home inspection / home improvement related business. Makes money on daily basis without even being touched, although it could make much more, I just don't have time to maintain it.

If you're an Illinois based home inspector I'll add http://homeinspectorillinois.com domain to this deal.
